What our rentals cost
Most of our homes rent between $800 and $2,200 a month. Two- and three-bedroom houses make up the bulk of what we manage and generally land between $1,000 and $1,400. Residents pay their own utilities unless a listing says otherwise, and each listing shows its own deposit and any pet fees before you apply.
Applying, and what we look for
You apply online, straight from the listing. We screen every applicant against the same standard: verifiable income, rental history we can actually reach, and a background check. If something in your history needs explaining, tell us up front. We would far rather hear it from you than find it on our own and be left guessing.
Pets
Most of our homes allow pets, and each listing card above shows its own pet policy. Where pets are welcome there is a pet fee and monthly pet rent, and breed and weight limits vary by property, so read the listing before you apply.
Housing Choice Vouchers
We work with Housing Choice Voucher holders and we are glad to. Vouchers here are administered by Greater Dayton Premier Management, the housing authority for Montgomery County. Apply through the listing the same way as anyone else, and tell us at application that you are holding a voucher so we can start the inspection paperwork early rather than late. What comes with the tenancy
Every resident gets a 24/7 online portal to pay rent and submit a maintenance request. Every tenancy also includes a Resident Benefits Package, and there are a few optional add-ons on top of it. It is worth knowing what all of that is before you sign rather than finding it on a statement later.
The Resident Benefits Package
New air filters, delivered quarterly. They arrive at the house so nobody has to remember to buy them, and a clean filter is the cheapest thing standing between you and a dead furnace in January.
Positive credit reporting. Your on-time rent payments get reported. Rent is the largest payment most people make without getting any credit for it, and plenty of our residents intend to buy a home of their own one day. This is the part of renting that should count toward that.
Identity theft protection for the household.
A rewards program for paying rent on time.
The cost of the package is set out in your lease.
Optional add-ons
These are opt-in. Nobody is enrolled automatically, and declining any of them has no bearing on your application.
Bundled internet. Discounted pricing through a third-party provider. We make the introduction at move-in and you deal with them directly from there.
Pest control, $19.95 a month. If an infestation comes up, we send a licensed technician out to treat it. Here is how pest control works in our homes, including what your lease already makes you responsible for.
Drain protection, $19.95 a month. If a drain clogs — a toy car down the toilet, grease build-up in the kitchen line — we clear it and you are not charged for the technician coming out.
